Every gas appliance and flue checked annually by a Gas Safe registered engineer, with a record given to the tenant. Breaches can lead to prosecution as well as a fine.
We book the engineer and chase the certificate.
Fixed wiring inspected at least every five years, a copy to the tenant, and any C1, C2 or FI findings remedied within 28 days. Councils can impose penalties of up to £30,000 per breach.
We arrange the EICR and quote the remedials.
A smoke alarm on every storey, a CO alarm in every room with a fixed combustion appliance, all tested at the start of a tenancy and repaired or replaced when a tenant reports a fault.

The structure, exterior, heating, hot water, sanitary fittings and installations for gas, water and electricity are the landlord's to keep in repair. Hazards including damp and mould must be dealt with, not explained away as tenant lifestyle.

The Renters' Rights Act 2025 extends Awaab's Law principles to privately rented homes: serious hazards investigated and put right to fixed timescales rather than at the landlord's convenience. Timescales are being phased in by regulation.

From 1 May 2026, no-fault Section 21 evictions ended in England and tenancies became periodic. Possession now runs through the statutory grounds — which makes a well-maintained property and a good paper trail worth considerably more than it used to be.

Yes. Fire doors, door closers, signage, emergency lighting and fire alarm testing, communal repairs and general wear and tear. Where a licence condition requires a specific certificate or a specialist sign-off we coordinate the right registered contractor rather than pretending it's ours to sign.
